Avoid Being Cheated When Purchasing Land.

In Uganda, the issue of land fraud has become increasingly prevalent, with many individuals falling victim to fraudulent land sales. Buyers often find themselves entangled in legal battles after purchasing land from people who appear to be legitimate sellers but are, in fact, not the true owners. These unfortunate situations can lead to unexpected evictions and prolonged court cases. One notable example is the on going court case against former Mukono District Chairman(LC5), Godfrey Ddamulira Kisekka, were his allegedly facing charges of illegal sell of land.

In light of these concerns, we had a one on one interview with Ashley Ssendawula, the CEO of Boss Land Estates, a leading real estate company dedicated to helping clients avoid such pitfalls.

Relatedly, knowing the actual type of land is interested in is very crucial. Consultation should be made with the physical planning authority of that area to get the specific details in regards to whether the land is commercial , residential, or agricultural.

He says “if a client doesn’t get this information they must purchase the wrong land depending on the purpose on which they are acquiring the land. Someone planning to do commercial business such as school, bars, or shopping mall should consider getting land in a prime area. On the other hand one planning for residential can purchase land off the main road.”
